Mr. Berlinsky handles the financial management and strategic innovations involved with designing and constructing CloudHQ’s data centers. Prior to coming out of retirement to join CloudHQ, he was Senior Vice President of DuPont Fabros Technology (NYSE:DFT) where he oversaw and ran the construction of its data center developments from 2005 through 2012. During his time at DFT, Mr. Berlinsky placed in service approximately 200 megawatts at a value of $2 billion.
Mr. Berlinsky started his career as a Senior Project Manager at Clark Construction and has over 30 years of experience building leading edge data centers, sports facilities, institutional facilities and other commercial construction projects.
Mr. Burt is responsible for site development at CloudHQ. Mr. Burt has worked in land development and construction for 29 years and has been directly involved in the construction of over one billion dollars of residential, mixed use and infrastructure projects. His experience includes construction and development responsibilities with owner developers, commercial general contractors and as an owner’s rep. Mr. Burt’s experience as the Vice President of Construction at Falvez Energy constructing utility scale wind farms aligns with CloudHQ’s initiative of providing green energy to its data center customers.
Mr. Burt holds an MBA in Real Estate and Urban Development from George Mason University.
Ms. Donahoe is responsible for the daily accounting functions of CloudHQ and its individual data centers including financial and tax reporting. As the Vice President of Human Resources, Ms. Donahoe is also responsible for the company’s recruitment and staffing, employee benefit programs and employee relations.
Ms. Donahoe was a Partner at Reznick Group (currently CohnReznick), a public accounting firm where she worked for 20 years. Since leaving Reznick, Ms. Donahoe has worked with Mr. Fateh at his various real estate development companies and their related entities. Within the last year, she has assisted in the closing and administration of construction loans in excess of $159 million for the acquisition and development of residential properties and land development projects with
development budgets in excess of $197 million.
Ms. Donahoe is a Certified Public Accountant (inactive). She has a B.S. in Accounting from the University of Maryland, College Park.
Hossein Fateh is the founder and Chief Executive Officer of CloudHQ LLC, a wholesale data center developer, owner, and operator. Prior to CloudHQ, Mr. Fateh was the CEO and Co-Founder of DuPont Fabros Technology (NYSE:DFT) and its predecessor, DuPont Fabros Development (“DFD”).
Mr. Fateh co-founded DFD in 1997, where he managed the acquisition, development, leasing, and management of all of the firm’s properties including Central Business District office buildings located in Washington DC, suburban office and industrial parks located in Northern Virginia and wholesale data centers. DFD’s activity in Northern Virginia placed it at the confluence of the digital surge. Mr. Fateh, along with his co-founder, became a first mover in wholesale data center development – later to be categorized as alternative real estate, anticipating the internet driven digital demand of critically located data centers.
In 2007, Mr. Fateh was the first person in the US to get a “Private letter Ruling” from the IRS qualifying data centers as “good” REIT Income. Soon after the ruling, in October 2007 the two co-founders brought the majority of DFD’s data center investments to the public investment market as DuPont Fabros Technology (NYSE:DFT). At the time of the public offering, DFT had a total equity market cap of approximately $1.618 billion. It was the largest REIT IPO of 2007. Mr. Fateh served as President, CEO and Director of DFT until February 2015. At the time of his departure, the company had grown to 288 megawatts of IT load. Having selected his successor, he then became Vice-Chairman of DFT’s board. Satisfied the transition was complete, Mr. Fateh resigned from DFT’s board in November 2015. DFT was sold to Digital Realty Trust Inc. (NYSE:DLR) for enterprise value of $7.6 billion late 2017.
Building on his experience with DFT, Mr. Fateh founded CloudHQ, a next generation data center company. CloudHQ has recently completed its first data center build in Northern Virginia, which totals 50.6 megawatts of IT load. CloudHQ owns additional land in Northern Virginia on which it can build up to 1000 megawatts of IT load and has control of sites in Frankfurt and London for approximately 90 megawatts of load respectively in each of the European countries.
In addition to data center companies, Mr. Fateh founded Dalian Development, LLC (“Dalian”), a multifamily rental company based in Washington, DC. Dalian has active development projects located in Philadelphia and San Antonio in excess of 1000 units with values in excess of $300 million. This year Dalian will continue to expand with a new site under control in Richmond, Virginia.
Mr. Fateh also founded WindHQ, LLC (“WindHQ”), a renewable energy company to meet the growing demand of wind power from technology companies throughout the Americas. WindHQ focuses on the data center power market in order to offer cheap and renewable wind energy solutions to an industry that depends on heavy power, preferably from renewable energy. WindHQ intends to become a prominent provider of renewable wind energy for CloudHQ data center campuses. In February 2017, WindHQ delivered a 162-megawatts wind farm located in the pan-handle of Texas.
Mr. Fateh earned his bachelor’s degree in Business Administration and his Master of Science in Finance from George Washington University. Mr. Fateh is on the board and following committees, Center for Real Estate and Urban Analysis (CREUA), George Washington University, Executive Committee of the Steers Center for Global Real Estate at Georgetown University, the Global Business Advisory Board at the McDonough School of Business, Georgetown University and is a Member of the Research Council at the Hospital for Special Surgery (HSS) located in New York City.

Mr. Harney has over 30 years of real estate finance experience as a placement advisor and lender.
Prior to joining CloudHQ, Mr. Harney was the Principal and owner of Property Capital, LLC; a debt placement advisor formed in 2002. While at Property Capital, Mr. Harney arranged more than $1.5 billion in debt placements for the acquisition and construction of data centers as advisor to DuPont Fabros Technology (NYSE:DFT) and its predecessor, DuPont Fabros Development. In total, Mr. Harney has arranged over $6 billion in placements in all commercial property types for various
clients including private owners and developers, REITS, pension funds, private equity funds and entrepreneurs.
Before forming Property Capital, Mr. Harney spent seven years with First Union Capital Markets Group (now Wells Fargo) as a commercial mortgage broker. From 1994 to 1995 Mr. Harney was a Senior Vice President at Medvest, a private, offshore investment company. Prior to Medvest, he was a Vice President in the real estate capital markets group at the Chase Manhattan Bank in New York City for six years where he arranged permanent financing. Mr. Harney began his career with TIAA-CREF in the Mortgage and Real Estate Department as an originator of mortgages, joint-ventures and acquisitions.
Mr. Harney is a graduate of Montana State University and New York University’s Real Estate Institute. Mr. Harney is a member of ULI.
Mr. Hart is responsible for debt management at CloudHQ. This includes evaluating and acquiring debt for new data center property acquisitions and refinancings, producing financial models and revenue forecasting, asset management and debt relations.
Mr. Hart has over 15 years of commercial real estate finance, asset management, and reporting experience. Before joining CloudHQ, Mr. Hart was a Director with Property Capital, LLC where he managed underwriting and due diligence of all transactions and assisted in all aspects of the placement business.
Prior to joining Property Capital, Mr. Hart worked as an Asset Manager for KBS Realty Advisors where he was directly responsible for the financial performance of over two million square feet of office and industrial assets in the Mid-Atlantic. Before joining KBS Realty Advisors, Mr. Hart worked as an Equity Portfolio Manager for the Real Estate Investment Group at MetLife Insurance. He performed all of the internal management reporting and analysis as part of the team on the firm’s
$40 billion real estate portfolio.
Mr. Hart is a member of ULI and a graduate of the University of North Carolina – Charlotte. He
received his MBA from New York University’s Stern School of Business.
Ms. Jacobs is responsible for the daily accounting functions of CloudHQ and its individual data centers.
Ms. Jacobs worked for Reznick Group, now CohnReznick for 12 years where she specialized in construction and development audit and accounting. She was promoted to Senior Manager in 2000. In 2004, she began working at DuPont Fabros Technology (NYSE:DFT), formerly DuPont Fabros Development.
At DFT, Ms. Jacobs was responsible for overseeing and ensuring timely completion of financial reports and procedural operations related to all data center development projects. She was responsible for development budgets and financial forecasting for all of the Company’s ground up development, which totaled as much as $1 billion in simultaneous projects. Ms. Jacobs also coordinated Sarbanes Oxley documentation and compliance testing with consultants and auditors.
Ms. Jacobs is a Certified Public Accountant (inactive). She has a B.S. in Accounting from the University of Maryland, College Park.
Mr. Kaplan is responsible for overseeing computer room implementation at all points in the sales cycle from initial deployments to full room refreshes. He will be responsible for managing computer room code compliance, system optimization and overall customer deployment satisfaction.
Prior to joining CloudHQ, Mr. Kaplan worked as a Sr. Electrical Engineer for Amazon.com where his responsibilities led to the contribution of eleven applications for US patents and construction of over 200MW of data centers. Prior to that he was the Sr. Sales Engineer at DuPont Fabros Technology (NYSE:DFT) where he assisted in the design and deployment of á la cart computer room build-out projects nationally.
Mr. Kaplan has almost twenty years of data center design, construction and implementation experience. Having started in the electrical construction industry, building data centers and evolving into project engineering/design rolls, Mr. Kaplan has a robust understanding of the data center ecosystem.
Mr. Klein oversees all contractual and legal matters for CloudHQ. He has 15 years of experience negotiating and documenting commercial real estate transactions. Since 2003, Mr. Klein has focused on all aspects of data center development, ownership, and operations, including acquisition, financing, development, construction, licensing, and leasing. His data center experience includes representing owners on acquisitions and financings totaling over $2 billion. Mr. Klein has particular experience negotiating wholesale data center leases on behalf of both owners and tenants, with those leases covering over 100 megawatts of power across the US, UK and Australia.
Before joining CloudHQ, Mr. Klein was a partner at the law firm of Smith | Robertson LLP in Austin, Texas. While at Smith | Robertson LLP, in addition to data center matters, Mr. Klein represented national retailers in their retail and corporate leasing matters, negotiating leases for retail stores, corporate offices and campuses across the US. From 2003 to 2008, he was with the law firm of Cooley LLP in Reston, Virginia.
Mr. Klein is a graduate of the University of Virginia, and he received his Juris Doctor, magna cum laude, from the University of Georgia. He is a member of the Virginia State Bar and the State Bar of Texas.
Mr. Molloy is responsible for CloudHQ’s IT infrastructure and the network and communications infrastructure of its data centers. Mr. Molloy has worked in the technology sector for more than 20 years. Prior to joining CloudHQ, Mr. Molloy held the position of Senior Network Engineer at DuPont Fabros Technology (NYSE:DFT) where he managed the daily operations of DFT’s network and Linux infrastructure. He also worked as a senior operations analyst at Salesforce, contributing to the creation of a new site reliability team. Highlights of Mr. Molloy’s career include the design of the SmarTrip, TransLink, and Orca backbone networks.
As the Controller, Mrs. Natesan is responsible for the daily accounting functions of CloudHQ and its individual data centers including financial reporting and accounts receivable.
Mrs. Natesan started her career in public accounting at PriceWaterhouseCoopers. She has over 20 years of accounting experience and has worked in a variety of industries, including insurance, consulting, real estate and non-profit. Before joining CloudHQ, Mrs. Natesan worked for the National Education Association (NEA) where she was responsible for financial reporting, budget preparation and analyses, and office administration.
Prior to joining NEA, Mrs. Natesan worked as the Director of Development Accounting for DuPont Fabros Technology (NYSE:DFT) where she worked with the development team in generating budgets and projecting cash flows. Mrs. Natesan managed the accounts payable process and was responsible for the financial reporting of the development properties.
Mrs. Natesan holds a B.B.S in Accounting from Howard University, an M.A. from Wesley Theological Seminary, and is a Certified Public Accountant.
Mr. O’Hara leads CloudHQ’s electrical system development for data centers. He will be responsible for providing leadership and management for the day-to- day operations of the data centers’ electrical plant, while ensuring the highest levels of power reliability and availability are maintained. Prior to joining CloudHQ, Mr. O’Hara spent nine years at DuPont Fabros Technology (NYSE:DFT) where he was the Critical Infrastructure Manager. At DFT, Mr. O’Hara was involved in the baseline
project design process of all new buildings and assured adherence to construction specifications for mission critical buildings. Mr. O’Hara was extensively involved in the functionality testing of all new buildings to verify reliability.
Mr. Quinn is responsible for managing CloudHQ’s data centers. He will provide overall property services including coordination of information, security, audits and property budgets. He has been in the real estate industry for almost 20 years. He spent the past eleven years with DuPont Fabros Technology (NYSE:DFT) as the Director of Property Management for the entire DFT portfolio consisting of 3.1 million gross square feet and 267 megawatts of available critical load.
Mr. Quinn holds a Bachelors degree from James Madison University.
Mr. Rosenberger has worked in data center design and operations for more than 16 years. At CloudHQ, he will be responsible for the daily operations of the company’s data centers and be involved with the design, construction, and commissioning of all facilities.
Prior to joining CloudHQ, Mr. Rosenberger was Vice President of Data Center Mechanical Operations at DuPont Fabros Technology (NYSE:DFT). There, he was responsible for the mechanical plant operations of the company’s portfolio which totaled 3.1 million gross square feet and 267 megawatts of critical load. At DFT, he collaborated in the design of all building systems including cooling, heating, humidification, fuel, fire detection and protection, as well as building control and monitoring.
Mr. Stegman is responsible for equity management at CloudHQ. This includes building financial models for both cash and tax purposes, revenue forecasting, legal document review and investor relations.
Prior to joining CloudHQ, Mr. Stegman has spent over a decade working in financial analysis at firms such as CohnReznick, Thomson Reuters and Kids II. At CohnReznick, he structured and built financial models for complex real estate transactions. At Thomson Reuters, he saved clients millions of dollars performing and negotiating property tax appeals.
Mr. Stegman has an MBA and a JD. He is a member of the American Bar Association and the District of Columbia Bar.
Mr. Utara oversees data center lease negotiation, business development and client acquisition. With over eight years of data center experience including property management, marketing, sales and lease negotiation, Mr. Utara has served a broad spectrum of clients with “best in class” services. Mr. Utara frequently works with Fortune 100 clients looking for Tier 3 hosting solutions or start-ups needing dependability and flexibility to match their mission needs.
Mr. Utara previously worked at DuPont Fabros Technology (NYSE:DFT) in the roles of Regional Manager Sales & Leasing and Technical Services Project Coordinator. While at DFT, Mr. Utara was responsible for leasing 25 megawatts which equaled $250 million in contract value.
Mr. Warnke facilitates land acquisition and partnership opportunities both domestically and internationally. Prior to joining CloudHQ, Mr. Warnke worked for DuPont Fabros Technology (NYSE:DFT) for eight years. Mr. Warnke was the Manager of Investor Relations for DFT where he was responsible for communicating the company’s strategic vision, operating results and financial performance to buy- side, sell-side and individual investors. He also worked on locating sites for the company’s potential growth opportunities.
Mr. Warnke holds a B.S. in Business Administration from the University of Nebraska and a MBA from Georgetown University.
Mr. Zemcik is responsible for ground-up construction of CloudHQ’s data centers. He will focus on the initial stage of each project, emphasizing speed to market, quick project delivery, and cost effectiveness.
Prior to joining CloudHQ, Mr. Zemcik was Senior Director of Development and Construction at DuPont Fabros Technology (NYSE:DFT) where he was responsible for permitting, construction management, design constructability, operations coordination, utilities planning and coordination. He brings a wealth of experience from his 18 years in real estate development.
Mr. Zemcik holds a Bachelor of Architectural Engineering from Penn State University.
